In order to speak confidently about the tourist property market in Sardinia today, a comparison must first be made with what the residential tourism market has to offer in the rest of the Mediterranean, such as Portugal, Spain, France, Tunisia, Turkey, Morocco and Croatia. Here we find an homogenous and standardised tourism output, typically ‘industrial’ in nature, spread out along the coastlines according to mostly static standards of quality and architectural style which the present properties on offer surpass.
Therefore these tourism products for the ‘mass market’ - whether of lower or higher quality – are guided by the same standard stereotypes. There is no sense of strong identity, of belonging to a place within a territory.
However, clients have become much more discerning over the last twenty years and in the context of this market offering they are expressing alternative needs.
What we are seeing today in the property market is a growing focus on quality of life and wellbeing, afforded by factors such as nature, sparser population density, cultural life, environmental quality and the factor of physical landscape beauty.

.Today it is extremely important to talk about landscape, to be considered as common identity heritage. This topic is being highly debated and regulated by specific legislative decrees aimed at "shaping" relationships between the environment and its resources, based on the definition of a new concept of link between territory and landscape, a link which, after passing through a social and cultural process, has coined a new meaning to "territory".

In order to take this road, the only course of action to be taken in this time of globalization and sustainability, it is important to implement plans and projects arising from an integrated action, a governance programme by the various actors and parties who need to put together shared interests and goals. Today we are living in this time of change toward eco-building, the use of environmentally friendly materials, zero-impact houses and the like in order to establish new quality standards required by the market and expected by mature customers being sensitive to these issues.
